Sprowston, Norfolk

Client: Bidwells for developers consortium

In Sprowston, Norfolk, a 27.5-hectare site was assessed for a mixed-use development featuring circa 400 residential units and 1,500m² of non-residential space. Non-residential facilities would either repurpose existing White House Farm buildings or introduce sympathetic new builds.

The project required balancing development needs with environmental sensitivity by addressing adverse landscape and visual impacts while aligning with local and regional objectives. A Landscape and Visual Impact Assessment (LVIA) identified potential adverse effects, guiding the master plan and landscape strategy. Recommendations included minimizing visual impacts, enhancing sustainability, and fostering a secure, attractive environment.

The resulting design reduces visual impacts, supports regional objectives, and creates a healthy, sustainable community that blends residential and non-residential uses within the existing landscape.
